    We live over the water on Lake Tyler, and I was just curious if anyone else has a similar set up or unusual home close the the water.??
    The Great State of TEXAS gave the city a variance so owners can have living quarters/restrooms/showers/dishwashers out over the water...pic attahced.

    thats a nice setup, how do the laws work relative to property ownership? how much land do you have to have to build over the water?

        that's pretty hot. I live on a 388 acre private lake owned by the homeowner's. It's pretty cool, but small and not connected to anything else, which would be awesome. there's a lot of homes on the lake, but you can't have anything extending over the lake, except a boat house, but it can't have walls or living space above it.

          We have 3/4 of an acre home site, that could handle a nice home over the land.
          The area over water that can be built on is up to the approval committee as is the home over land. I've seen million $ homes built out over the water here...as long as your water frontage is as wide as the structure out over the water they have been approved and built.
          It is deep enough...about 10 ft. off the back, one of my friends tried a dock start off the top deck...didn't pull out of it but gave it a good try...ha,ha.
          Lake Tyler is approx. 2200 acres and there is a connecting lake...Lake Tyler East that is also 2200 acres, we can usually always find smooth water.
          I'm going to be selling the lake house, so if interested let me know...THANKS!!

            Looks awesome. In theory where I'm at any "closed structure" is officially off limits. (even a closet to hold gear) Unofficially.....
